The custom-made cabinetry is all veneer wood, adding warmth into the space, with some lighter Melteca melamine to tie in with the wall colours.”The layout of the kitchen was carefully thought out to ensure maximum functionality for a busy family.“Thinking about making the key parts of the kitchen as accessible as possible, we placed the fridge right between the kitchen and the scullery, helping the whole space function seamlessly.“We opened up the scullery rather than hiding it behind closed doors, making it flow better into the kitchen. We also put a bar area off to the end of the kitchen so people can come and grab a drink without having to enter the kitchen itself, helping preserve that space for food preparation.“Another thing we did is we chose not to put the sink in the island. This keeps the island free with drop-down seating for comfortable breakfast bar seating, rather than chairs sitting up at bench height.” Crafting the Cabinetry To truly bring her vision to life, Te Kuiti-based Fine Woodworking utilised their expertise in creating high-quality, hand-made kitchens. “While the overall look is calm and serene, there was a huge amount of time and craftsmanship needed to achieve this,” says Fine Woodworking’s Alison Higgins. “The framed cabinetry; the way the fridge panel runs into the window; the way the shelving is configured and installed with no visible fixings – all fine details that along with the materials chosen, bring to life what the designer envisioned for the space.” The materials used in the beautiful kitchen and scullery are Shinnoki “Frozen Walnut” and Prime Melamine “White Pointer” Velvet, featuring Blum Merivobox hardware. The benchtops and splashbacks are Dekton “Marmorio” while the timber on the island is American White Ash, stained to match the Frozen Walnut. The kitchen and scullery feature thick shelves, also in the Shinnoki Frozen Walnut and are complimented by the lighting above and below the shelves. Davies Homes is proud to announce the launch of their Subbie Spec project, a new way of delivering spec homes that directly benefit the many trade professionals that contribute to the build. A spec home is usually funded by a building company with the intention of selling it upon completion, with the company reaping the profits. It’s a concept that’s worked well for Davies Homes, which has built many spec homes in its 25-year history. However, wanting to strengthen the company’s relationship with its subcontractors, founder and Managing Director Daniel Davies saw an opportunity to do something different. “We’ve built really close relationships with our subbies – we use the same ones across many of our projects and it ensures that we have consistency in our work. We’ve got their backs and they’ve got ours, and we need to keep strengthening those relationships because it’s so important to what we do. “So, I floated this idea with them about going in on a project together, where each subcontractor funds a part of it, but also shares in the profit from its sale.” The idea was warmly received at a Davies Homes supplier meeting at its Design Hub in Te Awamutu a year ago, where it was proposed the first Subbie Spec home would be a family home in the beautiful new Bridleways Estate in Cambridge. “Everyone was really excited and started coming up with all sorts of ideas and we ran with it from there. We came up with some plans and our partners voted on the best one, including the colour scheme.” Daniel says one of the challenges of the new arrangement was the background work required to get it set up. “We’ve established the Subbie Spec as a Joint Venture company, and that has involved a lot of consulting with lawyers and accountants, but now all that legwork is done, which will make it a lot faster for us to get future projects off the ground.” Subbie Spec partners will receive a profit share equal to the percentage of the build cost they contributed. For example, if the electrician contributes 5% of the cost, they will receive 5% of the profit once it’s sold. The developer of Bridleway Estates is also contributing to the project by delaying payment on the section until after the home is completed and sold. “This project really is a win-win for all involved. Request a Complimentary Consultation View ShowHome #### SS1 – From Planning to Peg-Out Subbie Spec - Article 1 From Planning to Peg-Out On the 9th May 2024, Project Manager Jake Nicholson and Client Consultant Brooke Kerkhof headed to 52 Hugo Shaw Drive in Bridleways Estate. Armed with a set of plans, two measuring tapes, a sledgehammer and some wooden pegs, they set out the perimeter of Davies Homes’ latest new-build, ready for excavation the following week. This first breaking of ground marks the official start of construction for the exciting new Subbie Spec Project.A ‘spec home’ is a house built for the purpose of selling upon completion. There is no client the house is being built for. This also means that the building company funds the materials and tradespeople required for the job themselves. Where our Subbie Spec Project differs from a typical spec home is Davies Homes are not solely funding the project themselves – every one of the Subbie Spec partners are funding their part of the project, and we are all contributing our goods and services to build the home together.The idea for our Subbie Spec Project first arose mid-year 2023. Managing Director Daniel Davies wanted a creative way to show our continued support for our key contractors. As a building company, a hallmark of our work is the quality of homes we produce, and this relies heavily on working with excellent trade professionals. If we want to build the best, we need to work with the best. For building companies and subcontractors alike, it is essential to have a strong network of professionals to rely on. We are both very proud and very grateful to be surrounded by our fantastic team of suppliers and tradespeople who all support each other in the building industry. The idea was presented at a Davies Homes supplier meeting at our Design Hub in Te Awamutu. After incredibly positive feedback, it quickly grew traction. Before long we were consulting with lawyers and accountants to form the Joint Venture company, and we were drawing up possible designs and aesthetic colour schemes in the office. Keeping in mind the key philosophy of collaboration and support, we held a vote to choose the plan and colours, and made adjustments to the plans based on everyone’s feedback. By the time the financial and legal details were finalised, we were ready to submit to council for building consent, and all very eager to see construction commence. Follow along our journey as we build this beautiful house that we are all invested in – a true passion project for all contributing partners. We cannot wait to show you the finished home. #### SS2 – Digout and Foundation Subbie Spec - Article 2 Digout and Foundation In the past couple weeks, things have been steadily progressing at our Subbie Spec in Bridleways Estate. With a beautiful Autumn morning providing the perfect weather for a digout, T & C Earthworks were on site early Monday morning excavating the site. Matt from T & C commented on the site being excellent ground. He said the section was relatively flat with only a 50mm fall across and requiring a standard 300mm digout, as specified in the geotechnical engineering report produced by Probase Engineering. Trucks of sand were brought in by the T & C team to fill and compact the newly excavated land and create the building platform, and the excess soil was carted away.With the sand pad down, the team at AR Concrete were ready to begin the floor slab prep. They began by setting out the floor using timber profiles and gridlines to form the shape of the house. This is a very crucial step of the build as this determines the foundation for the rest of the build, and the quality of the slab plays a key role in the ease and quality of the next building stages. One of the many reasons we continue to use AR Concrete for all our homes is their excellent workmanship and high-quality results. We can always trust the team to pour a fantastic floor. With the formwork in place, waterproof membranes, polystyrene and steel were laid inside. Finally the concrete pump truck arrived on site and the concrete was poured over top, forming the building foundation.  With construction well under way, it was also time for us to fence off the site with temporary safety fencing. Decorating the site fencing is a 10m long PVC mesh banner marking the site as the Davies Homes Subbie Spec. Rather than using a typical Davies Homes site banner, this banner was specially designed for this project. Surrounding the Subbie Spec logo are all the company logos of our supporting partners, proudly showing off our collaboration together on this project. Now, driving down the developing Hugo Shaw Drive, there is no missing which build site is ours!The last significant milestone in this stage was the arrival of our frames. They were delivered on-site by the Timmos ITM team, our long-time trusted merchant partner, ready for standing the following week. Check back in with the next article for the progress update on standing the frames, where the home will really begin to take shape. #### SS3 – Frames and Roof Shout Subbie Spec - Article 3 Frames and Roof Shout This past month has seen a lot of action at our Subbie Spec building site, starting with the team at Drainage Systems installing the drains which manage the sewage from the home and stormwater from the roof. There is a lot of work hidden underground. The team dug trenches and installed the drainpipes as per the drainage design before burying them over again, all within a day.The Summit Builders team were on site next to stand the frames. This is where the home truly began to take shape. The builders unwrapped the frames and placed dampcourse on the bottom plates, using grid lines to mark where walls would go. Then, one by one, the frames were stood and fixed in place, nailed together and to the floor, before finally being braced, plumbed and straightened. The fixings were put in place with a top plate packer and the home was ready for trusses.This process requires a lot of care as the key structure of the walls and roof of the home, so they need to be fixed in the exact position and stood perfectly straight. All our frames are made from J-Frame, an LVL timber product – the frames are stronger, straighter, and more stable. This saves the building team time during the straightening stage, and also reduces the risk of movement during the building’s lifetime.   With the frames stood Alpha Scaffolding came in and stood the scaffolding all around the home. The trusses arrived on site next and the Summit team continued their excellent work, installing the trusses and creating the structure for the roof. The Continuous Group installed the fascia and spouting, screwing brackets on the outriggers for the fascia to attach to, followed by the installation of the spouting which falls to the downpipes. Shortly after the frames were stood, Daniel Davies was contacted by the Waikato Times team as they’d heard about the project and wanted to write an article on it, which was very exciting for the Davies team and all our Subbie Spec partners! Daniel and Brooke met the interviewer on-site, answering questions about the project and posing for a few photos. It was then published in the following Monday’s Waikato Times paper. With all the framing installed, we were then able to walk around the home and see all the walls, windows and doors in place. At this stage, Brooke and Jake from the Davies team met with James from Alitech for the window walkthrough. Starting with the front door, they walked through the home clockwise, checking all the doors and windows to make sure the sizes, opening directions, and positions were all perfect. After a few adjustments were made to the joinery schedule, the sizes were confirmed and the Alitech team were ready to begin manufacturing. And finally we reach a significant milestone in a build – the roof installation. The Above All Roofing team were in and out in one day, installing longrun colorsteel roofing with all the flashings, ridges, and hips. With this milestone complete, we hosted a roof shout and invited all the partners. Clayton from Timmo’s ITM provided the ITM BBQ for sausages, onions and bread to go with the beers. Wayne from T & C Earthworks kept us all warm with his diesel heater as the sun went down. And all the partners had a good few hours catching up and socializing. All were in high spirits and excited to see their home coming together. #### Who’s Building New Homes in Bridleways, Cambridge? Get in Touch Today #### Why Build Cost Per Square Meter Can Be Misleading Author: Daniel Davies – Director, Davies Homes Published: 15 May 2026 One of the most common questions people ask when choosing a home builder is: “What’s your cost per square metre?”On the surface, it seems like a straightforward question, but according to Daniel Davies of Davies Homes, cost per metre is oversimplified and misleading.“Builders don’t price homes by square metre. Every build is made up of hundreds of individual components – excavation, foundations, rooflines, structure, finishes, labour, subcontractors, all of which vary from project to project. Reducing that to a single rate per square metre strips out the detail that determines the cost”, he says. So while cost per square metre might seem like a useful benchmark, it fails to capture the detail that actually drives cost and value. Here are the main reasons we can’t rely on it. 1. No Industry Standard There is no industry standard for what is included in a cost per square metre. One builder may include landscaping, fencing, driveways and decking; while another may not. 2. Every Home Is Different Design complexity, materials, finishes, and site conditions can vary significantly between builds. For example, a rectangular, single-level home is far more cost-efficient than a home with high ceilings, complex rooflines, large spans or structural steel, floor-to-ceiling glass, multiple bi-fold doors, positioned on a steep site. On top of that, fixtures and fittings can vary significantly, meaning you’re often not comparing like with like. 3. Not All Space Costs the Same to Build A key flaw in cost per square metre is the assumption that all areas of a home cost the same. Bathrooms and kitchens are significantly more expensive per square meter. By comparison, garages, bedrooms, and hallways are far less expensive. In smaller homes, high-cost areas like kitchens and bathrooms make up a much larger proportion of the total floor area. Kitchens and bathrooms don’t scale with house size in the same way other rooms do, and that’s what drives differences in cost per square metre. Site & Covenants Affect Price Where you build also plays a major role in cost. Sustainable, future-first developments like Bridleways require:  Solar panels Rainwater detention tanks EV charging infrastructure  These features add upfront cost, but reduce long-term running costs and help future-proof a home. They are not reflected in a simple cost per square metre figure. The site itself also impacts cost per square meter. A flat section will cost significantly less to build on than a sloping or difficult site requiring retaining walls, drainage, or engineered foundations. The Quality of Tradespeople Matters Another key factor not reflected in cost per square metre is the quality of the tradespeople. Lower-cost builds may rely on the cheapest available contractors, where the focus is simply on meeting minimum compliance standards. While this can reduce upfront costs, it can increase the likelihood of issues emerging over time, often resulting in additional repair or maintenance costs. When comparing builders, it’s not just about what you’re getting; it’s who you’re getting on your build. This begins with an initial design meeting with our New Homes Consultant and Managing Director Daniel Davies, who is renowned for his exceptional design skills in creating beautiful homes. We work with you, for you, to create a home around your vision. Bring with you all of your ideas, your wish list and any plans you may have sketched, and Daniel will then draw up a concept plan for you with an incredibly detailed pricing estimate.Once you’re happy with the design and price, after as many design meetings as necessary, we proceed to the Pre-Contract Stage where you begin to finalise your design and make selections on all the finer details. Our team works with you to fine-tune your plan, shaping it into the home of your dreams, until it is ready for the Contract Stage.  How long will it take to build our home? Every situation is different, depending on the complexity of the home, weather variables and how quickly decisions are made including the design, product and colour choices, house size, site, costing, building permits, and so on. A very reasonable timeframe will be provided to you depending on the unique factors of your build, and we will do everything we can to deliver on that deadline. Do you provide a guarantee? Absolutely! Davies Homes is a member of the Registered Master Builders Association. We offer an optional 10-year Master Build Guarantee (Standard, Classic or Premium) on each home that we build. How much does a house cost per square metre? The cost of a home is driven by you. We build a range of homes at a range of square-metre prices. There are many variables that influence this, including the design, products selected, such as exterior cladding, floor coverings, lighting, appliances, as well as your desired spec level, the nuances of each site, and so on. If you have a set budget in mind, talk to us to see what we can achieve for you. Do you provide a fixed price contract? Totally. The price we quote you is the price you pay. We provide you with very detailed specifications so that you know exactly what you are getting with your design and build. Our quote is for the entire project, with no hidden extras.Once the concept plan, working drawings, and products have been selected, we will provide you with a fixed price contract. During the process, if you decide you’d like to upgrade or change your selected products, we will provide you with the revised costs for your approval. What quality control systems do you have in place? Every new home we build is overseen by the Director of Davies Homes, Daniel Davies. He is pedantic and fanatical when it comes to quality control. Managing your build is our Project Manager Jake, who is incredibly detail-oriented and quality-driven. He will be on-site overseeing the construction of your home throughout the entire build. We have our own stringent quality checks throughout the construction process, as well as council inspections during construction and upon final completion of your new home. We also invite and encourage you to participate in quality checks. There are heaps of decisions to make when building a new home. How will I be helped with this? Have you visited our Design Hub? Our Design Hub puts our clients in direct contact with the people and products they need to create their dream home. Building a home is a daunting task. Site visits are permitted if you are accompanied by a Davies Homes team member. Will the construction of my home be professionally managed for me? Daniel Davies oversees each build with the support of our dedicated Project Manager, keeping you in the loop every step of the way. How do I track the progress of my new home? We use wonderful cloud-based software that allows you real-time 24/7 access to the construction timeline of your new home. Not only will this help you to understand the entire construction process, but it allows you to see what is happening, the progress of your home construction, and when you will need to have made important decisions by. When do I get to check out the progress in person? We encourage regular catch-ups on site at your build. Your dedicated Project Manager and Project Coordinator will ensure everything is constructed according to plan and on schedule. Meetings are held at various stages throughout the build, but clients can request a meeting on site at any time if they like. Are you Licensed Building Practitioners? And what does this actually mean? Yes. This means that we have been assessed to be competent to carry out work essential to a residential building’s structure or weathertightness. Being licensed means we must maintain our skills and knowledge. The build is complete – now what? Once the build is complete, one of our team spends a few days ensuring everything is as it should be, and undertakes any remedial work if necessary to ensure the whole house is ready to be handed over to you. From here, it is time to unlock the door of your new home and start the move into it. Know what pitfalls to look out for to avoid any stress, headaches and heartache in the long run.  Make sure their financial stability is sound Building a home is a significant investment, both financially and emotionally. In these uncertain economic times, the risks associated with building have increased, making it more critical than ever to choose a reputable builder. Here are questions to ask before choosing a builder.Are they funded directly by a bank, or do they rely on investor funding?Do they own all their own assets, including the sections they are marketing?Do they offer low deposits, low upfront costs?Do they offer fixed price contracts?Are their contracts extremely detailed and transparent? Always have your solicitor look over your building contract before signing.Ask around – do they have a good reputation? Know whose builder's licence is recorded against your home Not all building companies are owned and operated by licensed builders. Some contract out their builds. In which case, you’ll want to know whose licence will be recorded against your home. Will it be a random contractor that no-one has heard of? Or worse, someone who has a bad reputation? This will affect the resale value of your home if people ask to see it. Daniel Davies records his licence against each and every one of his builds, because he oversees each one personally. For the homeowner, this means the assurance of having a highly respected and reputable builder recorded against their home. Seek the expertise of an experienced builder when engaging an architect Too often we come across architectural designs that are just not practical. They may look good, but they haven’t been designed with the most cost effective options in mind. Unless an architect has construction experience, and has been designing homes for a long time, they can’t possibly know them all. We are always on the cusp of the latest products and innovative solutions in construction; after all we do this day-in and day-out. Check the details in your quote Make sure that you are very clear about your budget, right from the start. Only work with a builder who provides you with a highly detailed quote.
